Why we publish the whole move-in cost
Almost every house advertised in Nairobi is quoted at its rent and nothing else. The figure a tenant actually needs is larger: a deposit before keys change hands, and a monthly service charge for water and refuse on top of the rent from the first month onwards.
The gap between the two numbers is discovered at the door, after the fare has been spent and often after a day of work has been lost. People either walk away or borrow to cover it, and neither is good for the tenant, the landlord or us.
So every listing on this site carries its full move-in total, itemised, with the refundable part marked. The enquiries that reach us are from people who already know the figure and can meet it, which is why we would rather publish it than protect it.

- What does Manty Homes do?
- We let and manage residential and commercial property across Nairobi. For tenants that means finding a house and having one office to deal with afterwards. For landlords it means we advertise vacant units, vet and place tenants, collect the rent and account for it unit by unit.
- Why do your listings show a move-in total?
- Because rent on its own is not what anyone actually pays. Water and refuse are billed monthly on top, and a deposit is due before you get keys. Publishing the sum means nobody travels across Nairobi to discover the real figure at the door.
- Is the deposit refundable?
- Yes. The deposit is held as security for the tenancy and returned when you leave, less anything still owed on the account.
- Is there a viewing fee?
- Yes, and it is credited against your deposit if you take the unit. It is stated on every listing rather than mentioned once you arrive.
- Where exactly is a house I have seen listed?
- Listings show the estate and area. The exact plot is shared when a viewing is arranged, which is the point at which it is useful to you anyway.
- Do you handle repairs?
- Yes. Tenants report a problem to the office rather than chasing the landlord, and the repair is quoted and recorded against the unit so it shows up on the landlord's statement.
